Concrete Investing Launches First Income-Generating Operation with a Gruppo Building Campaign

Concrete Investing, a real estate crowdfunding platform specialized in raising capital for investments in projects in areas of primary interest, and Gruppo Building, which has been involved in the design and construction of residential and commercial spaces for over 40 years, with particular attention to the redevelopment of historic buildings, have announced the start of the fundraising for Quadrato.

This is the ancient convent of Sant’Agostino between via delle Orfane and via Santa Chiara in Turin, transformed into a luxury building in 2019 following the restoration and enhancement carried out by the same Gruppo Building.

The real estate crowdfunding campaign on Concrete Investing

Quadrato is the first income offering financed through Concrete Investing. The platform thus expands its offering by offering the possibility of investing in existing and already rented properties and subsequent resale.

For this new operation, Concrete Investing has planned a maximum collection of 3 million euros, with an expected ROI of 32%, an expected annual return of 8% and an expected holding period of 48 months.

The offering raised €500,000 in the first 24 hours after its launch on the equity crowdfunding platform.

The Quadrato project

Quadrato is a 16th century building located in the historic center of the Piedmontese capital, in the heart of the Roman Quadrilateral, which over the years has increasingly developed the residential component with ancient homes that maintain their elegance unchanged over time.

The restoration of the luxury building has brought to light numerous archaeological finds that Gruppo Building has decided to enhance as distinctive elements of the property, considered a true trophy asset for the city of Turin, which today hosts prestigious private residences, representative offices and spaces intended for the secondary sector.

The return on investment

The investment opportunity consists in the purchase of two assets of the structure located in the basement, ground floor and first floor by the company Quadrato Srl, created specifically by Gruppo Building, today rented to two important tenants.

By 2028, their resale to third-party investors, possibly institutional, is expected, assuming on the one hand an increase in the market values ​​of premium properties, on the other a probable reduction in interest rates in the next four years in favor of the forecast exit values.

Thanks to these characteristics, Quadrato does not present any administrative or commercial risks.

Quadrato is the second offering that sees Concrete Investing and Gruppo Building working together after the great success of Gate Central/Colonne di San Lorenzo in Milan, which allowed investors to obtain a 27% return in 27 months (12% per year), higher than the average return of operations that reached exit on the platform.
