ITS Lending debuts, the first real estate crowdfunding platform dedicated to the regeneration of Italian villages, where anyone can invest from $113 (€100) to finance the renovation of buildings, thus contributing to revitalizing some of the historic ancient villages that dot Italy. The properties, initially proposed by real estate companies identified by ITS ITALY, are also already opted by the final buyers, mainly foreigners who love Italy and intend to move.

After the completion of the work, then, the sale is finalized and, typically within a maximum period of one year, investors will be recognized an interest rate between 6 and 12% on an annual basis, in addition to the return of the capital.

ITS Italy promotes the platform ITS Lending

The platform is promoted by ITS ITALY, a lifestyle company founded in London in 2020 to promote investments, both by individuals and foreign institutions, in Italian towns and historic centers, starting from services to people and support to local businesses, to the promotion of tourism and sustainable recovery of abandoned buildings. ITS ITALY has so far signed agreements with over 50 Italian municipalities, located in 14 regions, all served by good Internet connection, and as such, suitable places to work.

The first opportunities offered are related to a real estate operation in Caprarica di Lecce, in the heart of Salento, for the recovery project of a historic building and one in Mussomeli, in the province of Caltanissetta, which is home to a majestic fourteenth-century castle, for the renovation of a property in the historic center. But this is only the beginning. Immediately following, and by the end of the year, the site will host at least fifteen new opportunities and in 2022 will also open a crowdfunding line dedicated exclusively to the financing of local businesses and crafts.

Among the partners of ITS Lending, Crowd Advisors, a historic consulting firm for alternative finance founded by Fabio Allegreni, has contributed to the definition of the strategy and project management and Crowdcore has created the technological platform. The payment transaction was delegated to Lemonway, a payment institution authorized by the Bank of France, while the legal part was followed by Avvocati.net.
