La Premiere Brique, a crowdfunding platform specializing in real estate, is launching the largest collection in its history, at €3.298 million. The real estate project, called Dolce Notte, is located in Saint-Florent, near Bastia and is led by an experienced operator.

As part of the fundraising carried out on its platform, La Première Brique offers individuals the opportunity to invest from €1 in this project with a rate of return of 11.5% per year.

The Dolce Notte project consists of the purchase of a villa with 5 rooms with a total area of ​​150 m² on the seafront and a hotel (buildings and business) with 20 keys with an area of 730 m². The aim of the project is to resell the villa as is. As for the hotel and its business, they will be sold with a building permit already obtained and purged of all appeals, allowing an extension of 413 m², the construction of a restaurant and a swimming pool. The hotel will thus go from 3 to 4 stars.

This operation targets a cost price of €4.76 million and a turnover of €5.95 million, thus generating a margin of €1.2 million, or 20% of turnover after financing. The expected duration of this operation is between 4 and 18 months with a target duration of 10 months.
