Walliance, the real estate equity and lending crowdfunding platform, announces the launch of its first investment offering in Rome: the “ Colle Veio ” project. This is a real estate development located in the Grottarossa district, in Northern Rome, and aims to redefine the concept of “home district.”

From January 22nd, 2025, investors of the portal have the opportunity to participate in the equity crowdfunding investment for the Colle Veio project offer for a maximum collection amount of 5 million euros.

The funds raised will be used for the development of two of the buildings envisaged by the Colle Veio project, by the company Immobiliare GMG Srl.

Overall, the project involves the construction of six buildings: five mainly residential and one intended for hotel use. The entire development involves a total investment of approximately 67 million euros in costs and estimates revenues of around 90 million euros.

Investment Features: Transparency and Investor Protection

The investment offer is distinguished by some peculiarities that make it particularly interesting for investors. The typology is that of equity crowdfunding, with an estimated annualized gross ROI of more than 13% and an expected duration of 24 months.

The minimum investment is 1,000 euros, with a collection target of 2 million euros and a maximum of 5 million euros.

As a further guarantee of capital security, a preferential liquidation of both capital and generated profits is foreseen, in particular for the holders of “Wall” shares.

In addition, an autonomous guarantee has been signed in favor of investors, to offer further protection of the financed capital and the expected interests.
