Recrowd and Gabetti Lab Partnership in Real Estate Crowdfunding Restarts with a New Project
Recrowd and Gabetti Lab launch Gabetti Lab 8, an eight-month crowdfunding campaign to renovate inefficient Italian buildings into energy-efficient structures. Following a successful 2023 partnership, the project targets €3 million for five initial properties. With projected returns of 7-10.5%, the initiative aims to modernize Italy’s real estate sector while benefiting investors and sustainability efforts.
The leading real estate lending crowdfunding platform in Italy Recrowd and Gabetti Lab, a Gabetti Group company active in real estate redevelopment and management, are renewing their crowdfunding partnership with a new campaign for the redevelopment of apartment buildings and condominiums throughout the country.
Recrowd and Gabetti Lab are collaborating again after the first partnership launched in 2023, which ended with 7 finalized operations, over €22 million raised in total from 955 investors, 90 renovated condominiums and more than €24 million in capital and interest returned.
The Gabetti Lab 8 project
The new project launched on Recrowd, called Gabetti Lab 8, is promoted by REcrea, a company 100% controlled by Gabetti Lab and specialized in the redevelopment and enhancement of the Italian building heritage.
The initiative will last eight months and involves the purchase and renovation of buildings in energy class GF with the aim of redeveloping them into class AB structures through interventions aimed at improving their energy efficiency, functionality and market value with advanced technologies and innovative and sustainable materials.
The first operation has a collection target of €3 million and concerns the redevelopment of 5 buildings, for a total value of over €5 million.
The buildings are located in the municipalities of Azzano Decimo (PN), Portogruaro (VE), Modena (MO), San Stino di Livenza (VE) and Sassuolo (MO).
Gabetti Lab 8 plans to finalize further opportunities during 2025, with an annual rate of return between 7% and 10.5% and monthly interest recognition.
The advantages of the partnership between Recrowd and Gabetti Lab
The partnership between Recrowd and Gabetti Lab combines the accessibility and high profitability of the lending crowdfunding tool offered by Recrowd, with the experience, reliability, careful analysis and constant and integrated management of Gabetti Lab and REcrea.
Gabetti Lab 8 aims to address the main problems of the Italian real estate market, such as poor energy efficiency, high maintenance costs, difficulties in valorization and long sales times, through a complete and targeted, “turnkey” approach.
Gianluca De Simone, Simone Putignano and Massimo Traversi, co-founders of Recrowd, underlined: “The collaboration between Recrowd and Gabetti Lab has already demonstrated its potential with 7 real estate crowdfunding projects that have set records in the sector. The redevelopment interventions have allowed an average improvement of 3.4 energy classes, with a 50% reduction in energy costs and a 56% reduction in CO₂ emissions.”
An approach that has therefore allowed the creation of a win-win system: value is generated for investors through solid and transparent returns and a concrete contribution is made to the transformation and improvement of Italy’s real estate assets.
Alessandro De Biasio, CEO of Gabetti Lab, said: “REcrea will be one of the pillars of the new strategy of the Gabetti Lab Group, with the aim of bringing revenues back above 100 million by 2027. We have set ourselves a new and very ambitious goal: to build the “class A industry” dedicated to a market with enormous potential for small buildings, a complex machine capable of producing at least 150 redevelopment projects in the next three years.”
